Vision and Tradition – the building blocks of high quality real estate

For us at Bavaria Unternehmensgruppe the linkage of tradition and visions is the blueprint of our business: We strive to bring the best of these two worlds together for our partners, our customers, and ourselves.

Asset 8

We don’t just manage real estate,
we create living spaces

Our success as an internationally active, family-owned company, is built from how we deal with our employees, customers and partners. It’s this philosophy that guides our thinking about real estate. We believe that real estate is more than just business: it’s where people feel comfortable throughout their daily lives – whether at work or in private.

Founded on tradition – driven by innovation

Successfully achieving our corporate objectives takes sustainable action and many years of experience. However, actively pursuing the future is essential to ensure today’s solutions meet the challenges of tomorrow. That’s why the two pillars of our success – tradition and innovation – are also an important element of our team: the experience of our long-standing employees and the dynamism and know-how of our highly trained, younger colleagues.

Together, along with guidance from our third-generation corporate management, we all help to provide excellent quality. Now and well into the future. For our business partners, it’s these qualities – along with personal contact, a flat hierarchy, and short decision-making processes – that are most appreciated, and that enable us to act flexibly and successfully in our daily business.

Business Areas

Our aim is to create value for today
and develop it into the future

We manage high-quality residential and commercial real estate in Germany and the United States; ensuring the optimal care and development of an extensive property portfolio.

Premium residential and commercial properties at the best locations.

Rental and

Whether granting new tenancies or servicing our long-standing partners, we always offer professional solutions and concepts for living and working in our properties. From the very beginning, well before any rental agreements are concluded, we consider the requirements of our tenants and plan, calculate and configure conversions and adjustments for all locations.

Maintenance and

Our properties are always maintained and developed at top standards – in order to guarantee low vacancies while meeting the superior requirements of our tenants.

Modifications and

Changing needs often require complex structural changes. That’s when our experts provide technically perfect, modern solutions for all needs after direct contact with our tenants. This personal touch is especially important for us. And with our capable specialist departments we can reliably design and plan any modifications or respond to structural requirements; such as the protection of a monument or facade.

To ensure consistent high-quality, we continually work on new concepts for living and working. We are always open to innovations and technical improvements. Our aim is to increase and maintain the value of our properties through continuous development and, above all, optimize the value for our tenants.

From the heart of Bavaria to the world: entrepreneurial success with tradition

Our history is closely intertwined with the development of Munich. And with a corporate history which is now into its third generation of the family, we are aware of our economic and social responsibility.

The company's history began in the "Holzmüller-Stuben" restaurant at Augustenstrasse 10 in the heart of Munich: It was here that Munich’s citizens and businessmen would often gather; and where the long-established Munich landlord’s and butcher's family laid the foundations for today's group of companies.

Today, we’re still headquartered in the historical walls of Augustenstrasse, and still fired up with the same entrepreneurial spirit and vision!

A spirit that was sorely needed during the post-war period in the 1950s. This was a time devoted to reconstruction when, above all, housing was urgently needed. As a developer, we were co-founders of social housing and worked tirelessly to ensure that people had "a roof over their heads" again. Thousands of new apartments were built, especially in the newly developed districts of Fürstenried and Forstenried in the South-West of the city.
From Munich, we extended our activities to Berlin, where we helped to develop the Neckermann department store building – an architectural benchmark of its time. At the same time we developed the new opened Berlin Schweizerhof Hotel and acquired the Intercontinental Hotel Berlin.
In the 90s, we underwent a generational change and, under new management, began to transition from being project developers, to specialized portfolio managers.

Today we are expanding into the United States through targeted, selected investment transactions in quality commercial properties – while continuing to manage an extensive portfolio of high-quality residential and commercial properties throughout Germany.
